Martyn Baum, Propertymark Board Member, provided tips in his recent Propertymark webinar, telling agents not to put their head in the sand and wait for this to blow over like an ostrich but rise from the fire and be ready to flourish like a phoenix.

“We have to re-define our sense of time, time suddenly has altered” Stephen Fry said on The Andrew Marr show on BBC One, where he discussed self-isolation tips. Everyone should make the most out of this newly found time as we no longer have the excuse of not having enough time to complete tasks whether that be at work or home.

Key motivational points

Tips on motivational strategies for agents, teams, and businesses whether they are a single branch agency, multi-branch or corporate include:

  • Incubate your pipeline
Potential income in your pipeline is vital. Ensure you are communicating with your vendors/ landlords/tenants and talking to them regularly, even if it’s just to ask how they are.
  • Hit social media on an approachable and human level
Now is not the time to sell to the public. Use this time to post about charity events you and your business had been involved in and how much you’re looking forward to getting back involved in the community.
  • Take vendor, landlord and tenant care to a human level
This is the perfect time to learn how to reach customers on a human level and implement them after the pandemic is over. Relationships will flourish and you’ll find that employees will feel much more confident and comfortable when communicating in this way.
  • Be virtual
Take on virtual viewings, virtual evaluations these are great lead generators. These are all reasons to have a conversation and make for great content for social media.

Management tips

  • Be visible
Use video conferencing tools as you are more likely to get what you want from your team members by having a face-to-face conversation than by phone or email.
  • 1-2-1 follow ups
Have more than one 1-2-1 follow up a day to keep the conversation flowing and show you’re there.
  • Give structure and accoutability
It’s up to leaders and managers to put structure and accountability back into their team members minds. An element of KPI’s might be useful in order to give your staff goals like how many phone calls to make etc.
  • Relieve the guilt
Some teams will have a sense of “have I done enough” as they’re constantly trying to squeeze as much blood from the stone as possible. Leaders should be assuring them at this time and praising team members as times are tough.
  • Mark it fun
It’s very important to make your calls and communications fun. Try creating a company quiz or bingo night or having an “elevenses” call to have a chat with the team over a cup of tea and biscuits.
